08 CSSA 新生团购租房信息及申请办法

International Office提供了一些租房信息:http://www.utexas.edu/international/isss/housing/
今年CSSA给新生推荐的住房是University Commons,并联系locator预订了12.5套4-2的房子,对此感兴趣的新生可以下载附件里的 acknowledgement and application form,了解相关信息。想要申请的同学请根据文件里的提示递交预申请。
在大家的要求下,CSSA通过与各方商谈,最后决定也通过该locator帮大家联系University Commons的2-2的房子。UC 2-2的房子市场价每人$550每月全包,通过CSSA团体租订的价格是每人$530,而且也享受其他与4-2团购一样的优惠。具体情况请直接与locator联系,联系信息见后面。

08 CSSA 新生团购租房信息及申请办法

   Reply to this post and give your questions. CSSA housing coordinator or other people will answer your questons. Or send inquiry email to CSSA housing coordinator. Please find the contact information in attachment above.If your question is valuable, it will be added into this FAQ list.
1. Why is CSSA choosing this apartment?
   Based on our last years'; experience and this year';s information, we mainly focus on the 4-2 floor plan and compared between three different apartment complex.The following are the information we got:

*Prorate: 指房租精确算到天。如果没有Prorate,则是按12个月交房租,实际未注满12个月。
canyon -
- current $340 with $100 bonus.
- the management is willing to do $330 with no bonus for our group lease.
- canyon does not prorate dates, the student will loose about 10 days (estimate $110 value) if they move in 8/20/08 and move out 8/10/09
commons -
current $399 with all utility.
the management is willing to do special $379 for our 50 Group lease.
furthermore, the manager Connie is willing to do something in writing to promise us:
- if in auguest 08 (at the time of move in)  there are other similar apartments every drop their rent below $379, they are willing to match.
- if in august 08 (at the time of move in) Commons has any special move in bonus, they are willing to match it the our group.
- We will reserve total 50 rooms (12 complete 4-2 and 1 half 4-2) on 2nd or 3rd floor, preferably facing south,
- Commons group move in 8/23/08, group move out 8/11/09, but they prorate the rents to the exact date of move in/out.
- Connie suggested that we don';t fix the units to students, thus, she can arrange to put students in to the units as they arrive.
- Connie agrees that though the group move in date is 8/23, but she will arrange for early release rooms to us starting 8/1. For example, 1 unit ready to move in first Friday of Aug (8/11), 2nd unit ready for move in 8/8, 3rd ready 8/15, all ready by 8/23.
- I inquired about the possibility of no utility package, the idea was rejected.
Longhorn landing -
- group move in 8/23/08, group move out 8/9/09, the students lose 14 days, and gets $100 off 1st month rent to compensate for the lost 14 days.
- Their published rate is $415.
- The special group rate for us will be $340 (like last year, no utility), or $399 (all bills paid, a $16 discount)

1.为什么CSSA要选择这个小区。
根据我们上一年的经验和这一年的投票调查信息,适合居住性价比较高的4-2带家具的房子。为此我们比较了3个不同的住房小区。具体的数据如下:
家具齐全优惠入住日期退房日期Prorate 房租精确到天不包括所有水电气所有水电气全包
University Commons零押金,零申请费,$100的返金会一减免十月房租的方式退还(即十月的房租为$379-$100=$279)8/23/088/11/09没错,房租是按实际的居住天数算!N/A$379,低于市场价格$20 (原价$ 399)
Canyon8/20/088/10/09Lose 10 days$330N/A
Longhorn$1008/23/088/9/09Lose 14 days$340N/A
*Prorate: 指房租精确算到天。如果没有Prorate,则是按12个月交房租,实际未住满12个月。
Canyon
•现价$340+$100返金
•愿意以每月$330的价钱出租给我们会员,不过没有$100返金
•Canyon不按实际居住天数算房租,所以如果你选择8/20/08入住、8/10/09搬出的话你会损失10天的房租(大概价值$110)
Commons
•现价$399+水电气电视网络全包
•以每月$379的优惠价格租给UTCSSA团体
•同时,Manager Connie给了我们一些书面承诺:
1)如果在08年8月入住的时候,有任何其他相似的apt把他们的房租降到$379以下,那么他们会把价格降到跟别人一样。
2)如果在08年8月入住的时候,Commons有任何特别的优惠,他们会把同样的优惠给我们。
3)尽量会在2楼和3楼保留50个房间(12套4-2和半套4-2),倾向于是朝南的。
•Commons的集体入住时间是8/23/08,搬出时间是8/11/09,不过他们的房租精算到天。
•Connie建议我们先不要给新生们确定他们将要入住的单元,以便于新生到达的之后可以自己选择想要的单元。
•虽然Commons的集体入住时间是8/23,但是Connie同意如果有早空出来的房子可以让我们提起搬入,但这是在有房早空出来的前提之下,并不能保证一定会有。
•询问过不包含水电费的房租是多少,但是他们不提供这种选择。
Longhorn
•集体入住时间8/23/08,搬出时间8/9/09,住户会损失14天,不过LL会减免第一个月房租$100作为补偿。他们对外公布的出租价格是$415全包.
•特别优惠价是$340(跟去年一样,不包括水电气),或者是$399(包括所有费用,比对外公布价便宜$16)

2. Are there any other benefits which have not been listed in the agreement?
   University Commons will arrange for early release rooms for the student group beginning August 1, 2008. These will be reserved based on availability.Since it';s not guaranteed, we didn';t put it in the acknowledgement. But University Commons will try their best to accommodate the new students.
   Additional rooms will be provided on an as needed basis based on availability and request if there are more than 50 students who finally decide to find an apartment through this group pre-lease.
2.UC还有什么在合同上面没有列出的好处和优势吗?
University Commons会从8/1开始为我们提早出租房间,当然是在有房间提前空出来的前提下。因为它不是绝对保证的,所以我们并没有把它放到确认书里面。但是University Commons会尽力为新生提供住房。在有需求且房间有多余的情况下,如果多于50位新生决定通过这个团购计划租房,Commons会给我们提供额外的房间。
3. I have not decided where to live. Can I decided not to sign the lease after I visit University Commons in person, even I have applied for the housing service?
   Sure you can.Both the students who have or haven';t paid the deposit could decide not to sign the lease after visiting University Commons. The deposit is non-refundable for those who have paid their deposit if one decides not to sign the lease.
3.我还没决定要去哪里住。但是我可以先申请了预租,但是不交押金,然后去Commons看过房子后再决定是否签署租用合同吗?
当然可以。无论你是否交了预租押金,你都可以在参观University Commons之后决定不住在University Commons。但是如果你决定不签合同的话,押金是不能退回的。
4. I have decided to live in University Commons. How can I be guaranteed to get a room from this group housing lease?
   You may want to pay the deposit to guarantee a room before you come.The deposit is refundable after you';ve moved into the apartment.
4.我已经决定要住University Commons了。我怎么做才可以保证我一定能通过这个集体预租拿到房子呢?
如果你选择交纳押金,那么我们一定会给你留房子。押金在你搬进Commons时候会悉数退还。
5. If I applied for this group housing service, is it possible to get a room prior to the group lease move-in date 8/23 ?
   Yes. University Commons will try to arrange for early release rooms for the student group beginning August 1,2008. These will be reserved on a first come first serve basis based on availability. Basically, the minimum possible availability will be one unit ready for move in on August 1st; 1 unit ready on August 8th; 1 unit ready on August 15th; with the remaining units ready on august 23 rd, 2008. Apartment will inform CSSA about available units ready for early move-in a month in advance. Since this is to be determined by University Commons, CSSA cannot guarantee move-in date before 8/23. So we still recommend you to find a temporary living place before you get confirmed about the move in date.
5.如果我申请这次的预租,那是不是我就有可能在8/23集体入住之前拿到房子呢?
有可能。University Commons会尽量从8/1开始就为我们提早出租房间,先到先得。基本上,在8/1可能会有一套房子可以提早出租,8/8可能会再多一套,8/15可能再多一套,到8/23全部房子就都可以入住了。Commons会提前一个月通知CSSA哪些单元可以提前出租。由于是否可以提前出租是由University Commons决定的,CSSA不能保证新生可以在8/23之前入住。所以我们希望你们可以先联系好在搬入正式住房前的临时住处。
6. I prefer to live in a room on the 2nd or 3rd floor, is it possible to choose the apartment floor when I sign the apartment lease?
   Preference for second and third floor location will be given high priority, based on availability.
6.我喜欢住在二楼或三楼,那么我在签约的时候是不是可以选择楼层呢?
UC承诺尽量给我们提供二三楼的房间,你签约的时候可以自己选择。
7. Does University Commons provide any temporary housing service?
   University Commons will try to arrange for early release rooms for the student group beginning August 1, 2008. These will be reserved based on availability. But it';s not guaranteed that every students who have decided to live in University Commons can move into the apartment upon arrival. So we recommend you to find a temporary living place before you get confirmed about the move in date.
7.University Commons会提供临时住房么?
University Commons只是答应尽量从8/1开始提前为我们出租房间。 但是他们不可能让决定入住Commons的新生在到达之后就立刻住进房子,因为你需要先签约才能搬入。所以我们希望你们可以先联系好在搬入正式住房前的临时住处。
8. Why does locator provide free service to us?
   Locator can get referral fee from the apartment if he/she introduce someone to the apartment and sign a lease. Also, a resident in this apartment can also refer others to sign a lease and get referral fee. This person has to remain the resident status in the same apartment when you move in.
8.为什么locator会给我们提供免费服务?
    如果Locator介绍别人签约入住某小区提供的房子的话,他就可以从这个小区得到推荐费,这就是Locator的职业收入。同样,在这个小区住户也可以推荐别人到这个小区居住以获得推荐费。在你搬进该小区的时候,这个推荐人必须仍然是该小区住户。
9. 不是说0 deposit吗,为什么还要付$50?
    这是两回事。首先,每个人都可以不付deposit预订房子,然后按抵达Austin的时间顺序排队去签房子,要是不满意可以不签。但是为了照顾来得晚担心不好找房子的同学,你可以交$50定金给locator,就表示你答应肯定签一间房子;那么locator就肯定会给你留一间房子,不管你前面排了多少没交押金的人,等你来签了房子之后再把$50退给你。
10. 我想要找室友一起预订房子,怎么办?
    可以在QQ群里振臂高呼,可以通过新生通讯录给大家发邮件,可以先单独报名然后等别人来找你做室友,最好的方式是从另外一个帖子里找室友《新生住房预订名单及室友组合贴(UC)》 http://uts.cc.utexas.edu/cgi-bin/cgiwrap/utcssa/lb5000/topic.cgi?forum=2&topic=830
11. UTCSSA跟Locator是什么关系?
    跟UTCSSA合作的locator一般都是长期赞助CSSA各项活动的sponsor,比如迎新party、中秋晚会等;在帮新生预订住房这件事过程中,CSSA跟locator没有金钱关系;locator只以赞助CSSA活动的形式作为对CSSA协助其工作的回报。

2.请问什么时候能知道UC是否提供临时住所?如果他们提供,是不是就等于我租了临时住所所在的房间,并且租期从那个时候算?
3.租金到天,是不是说09年8月我只要付11天的钱就可以了?379/11?

1. 返100块钱给你,但是是以减房租的形式返还:减10月的房租100块钱。
2. 估计一般要到新房move-in之前的30天以内,才能知道是否有房子能够提前lease。是的,如果提前入住,就必须签一年的lease了。租期都是统一到明年8/11终止。
3. 是的,租金计算到天,按实际lease的天数付钱。

提前退租肯定是要付罚金的.
Sublease一般都是学生私下里进行,leasing office一般是不允许sublease的.
